Defects from damp

 

Rising damp

Injection of Dryzone damp-proofing cream into a damp wall.

 

 

Common causes:
Earth bridging damp proof course
No vertical tanking to earth retaining wall
No damp proof course under timber joists on sleeper wall
Faulty damp proof membrane under floor
Defective ground and surface drainage

 

1. No ridge ventilation to ventilate roof space (condensation)
2. Defective flashing to valley gutter (water penetration)
3. Slipped or cracked slates (water penetration)
4. Cracked rendering (water penetration)
5. Defective paint and putty to window frame (water penetration)
6. Blocked eaves ventilation to roof space (condensation)
7. No asphalt upstand at junction of flat roof to wall (water penetration)
8. Cracked window sill (water penetration)
9. Cracked asphalt to flat roof (water penetration)
10. No vapour barrier in flat roof causing condensation
11. cracked rain water pipe and blocked hopper (water penetration)
12. Cold spot condensation showing inside solid concrete lintel
13. Faulty damp proof membrane under floor (rising damp)
14. Earth bridging damp proof course (rising damp)

Other causes:
No air brick where flues have been blocked up (condensation)

Defective sealants around bath (damp patch to wall)

Damp on external walls low down on walls behind pictures and in unventilated cupboards
